A holiday villa sleeping five, with three bedrooms, one bathroom and a swimming pool, in Montaione, near Florence in Tuscany.

Although the property feels deliciously rural, its location in the very centre of the triangle formed by Florence, Siena and Pisa makes it an excellent base for those keen on immersing themselves in Renaissance art and architecture. Closer to home, you will find enchanting hill towns and villages, providing a good choice of restaurants. The nearest, a pizzeria on the edge of Montaione, is just 1km away and the centre of this village, marked by a beautiful belvedere, is just 2km away. Other good places to eat are the nearby little spa town of Gambassi Terme or, a little further afield, the larger town of Certaldo.

The stunning monastery and chapels of San Vivaldo are just a ten-minute drive away, and the magnificent medieval towers of San Gimignano can also be reached in no more than half an hour.

The property is well furnished with many antiques. The main entrance door from the outside covered verandah lead into a hall and then into the spacious sitting/dining room with its large Tuscan fireplace and comfortable seating and colour TV - patio doors lead out to the verandah. There is a well equipped kitchen (hob with five gas rings, electric oven, microwave, dishwasher, washing machine, fridge/freezer and two sinks).

A hallway leads to three bedrooms, one large double with fine antique suite, a second large double and one single room. The bathroom is very smart and well equipped (bath with shower over, basin, bidet and WC).

From the hall, a staircase leads up to the first floor into a picturesque second sitting room. There are two further bedrooms, one twin and one single. The twin beds can be made up as a double (please indicate at time of booking). There is a second bathroom with shower, basin, bidet and WC. Oil fired heating if required. Terracotta floors throughout.

This lovely detached villa sits in a large lawned garden with many plants and trees. Guests have sole use of the garden and there is a lovely swimming pool (8m x 4m approx). The pool is situated alongside the house and there is ample garden furniture for outside eating and sunbathing. There is a barbecue and ample parking within the grounds.

Guests who have stayed in this property have all been very comfortable here and have greatly appreciated the all round quality of this delightful house. The owner will make you very welcome and will do everything to make your Tuscan holiday a great success. She lives quietly at the rear of the villa with its own access and she does not use the pool.

There is a quick midweek tidy and fresh towels will be provided. Please note that there are cats, which the owner looks after, that live in the garden. San Gimignano (15km), Volterra (25km), Florence (50km), Siena (50km), Pisa (50km) and Lucca (60km), Montaione (1km).

These prices are inclusive of linen, towels, power, welcome pack and final clean. Heating is 22 Euros per day. Maid service, if required, 8 Euros per hour. Firewood charged as used. Cot free (please request). Security deposit 150 Euros taken on arrival. Midweek towel change and quick tidy.

 Changeovers - bookings are from Saturday to Saturday unless otherwise stated (in low season changeover days can be more flexible - please ask). Arrivals are between 4pm and 7pm. Departure is by 10am. All properties are cleaned after your departure, but we do ask clients to leave their accommodation as they found it.
